We are seeking a licensed Lead Architect who deeply understands how buildings actually work, including MEP systems, not just how they look on paper. In this role, you will own the technical DNA of our homes, including architectural systems, MEP integration, and the details that make projects buildable, repeatable, and scalable. This role replaces fragmented design coordination with a unified system-driven approach.

What You'll Do

Building System Architecture

  • Define how all building systems integrate: architectural, mechanical, electrical, plumbing
  • Develop standardized system logic across product lines
  • Ensure designs are optimized for performance, cost, and constructability

MEP Integration (Core to the Role)

  • Own MEP layout strategies and best practices across all projects
  • Develop standard approaches for:
  • HVAC system layouts (ducting strategies, equipment placement, efficiency)
  • Electrical planning (panel sizing logic, circuiting standards, low voltage coordination)
  • Plumbing systems (routing, venting strategies, fixture group logic)
  • Minimize reliance on external consultants through strong internal standards

Technical Detailing & Assemblies

  • Own all architectural + MEP-integrated details
  • Define wall, floor, and roof assemblies (performance, waterproofing, coordination)
  • Develop clean, repeatable details that reduce field ambiguity

Standardization & Productization

  • Convert one-off designs into systemized and scalable solutions
  • Build and maintain a library of details, assemblies, and MEP strategies
  • Drive consistency across all projects

Constructability Leadership

  • Work directly with field teams to validate designs
  • Identify coordination risks early (MEP clashes, sequencing, access)
  • Continuously improve systems based on real-world feedback

Cross-Functional + Product Integration

  • Partner with product and computational design teams
  • Translate building systems into rules that can be embedded into software
  • Align design decisions with business goals (cost, speed, scalability)

What We're Looking For

  • Licensed Architect in California, highly preferred
  • 7–12+ years experience in building systems with a focus on residential
  • Strong technical detailing experience (field-ready, not permit-only)
  • Deep understanding of MEP systems and coordination
  • Proficiency in Revit, Rhino 3D/Grasshopper or similar 3D/parametric design tools
  • Demonstrated experience in detail generation for construction
  • Experience resolving real-world construction issues
  • Ability to simplify and standardize complex systems
  • A person that is comfortable with owning ambiguity, making system-level decisions (not waiting on consultants) and working closely with construction leadership and teams
