Senior Estimator/Project Manager - San Francisco, CA

We build residences that are commissioned, not listed. Our work spans custom homes and select boutique commercial properties valued from $8M to over $75M, each shaped by collaboration with respected architects and discerning owners.

We are seeking a senior construction professional who thrives in the precon arena yet understands the realities of field execution. This role requires both financial precision and practical judgment- someone who can translate design ambition into disciplined cost strategy without diluting intent.

Role Overview:

You will lead pricing strategy from early concept through final GMP, establishing the financial framework that guides every decision thereafter. Your influence will extend beyond estimating- maintaining continuity through construction to protect budget integrity, schedule alignment, and design quality. The work demands discretion, technical depth, and the confidence to engage directly with clients whose expectations are measured in craftsmanship, not speed.

Responsibilities:

  • Direct all precon activities for complex custom residences and boutique builds
  • Develop conceptual budgets, detailed estimates, and phased cost plans
  • Provide strategic cost guidance during design development.
  • Analyze drawings, specifications, and site constraints to anticipate scope gaps
  • Curate and negotiate proposals from specialized trade partners
  • Ensure seamless transition from estimating to project execution
  • Maintain alignment between financial targets and field realities

Qualifications:

  • 8+ years of experience in high-end residential or commercial construction
  • Demonstrated experience pricing and delivering custom homes exceeding $8M
  • Deep knowledge of building systems, material sourcing, and market pricing trends
  • Fluency in tools such as Bluebeam, Procore, Sage Estimating, or equivalent.
  • Ability to manage complex scopes while communicating clearly with architects, consultants, and ownership
