Description:

Abode Property Management, one of the largest and effective nonprofits working to end homelessness in the Bay Area, is seeking a Maintenance Tech IIIfor our programs in San Franscisco County.

About The Role: The Maintenance Technician III must be able to perform highly skilled and specialized contractor work in residential maintenance. This position will organize, coordinate, and manage the overall maintenance program to include the property condition and appearance, timely work order service, quality make- ready/ turnover of units, knowledge of safety procedures and practices and cost-effective inventory control of the property. The Maintenance Technician III will also be responsible for training and development of our Maintenance II technicians. Must be well versed in complex building systems and have strong verbal and written communication skills. Must have knowledge of property management software (Yardi) and Microsoft Office. Required to be on-call for after-hour emergencies.

How You Make An Impact:
  • Diagnose and perform major, minor, and routine maintenance/repair in a timely and professional manner according to housing quality standards.
  • Assure all service requests are completed on a daily basis.
  • Follow up on completed service requests to ensure satisfaction.
  • Follow up on incomplete service requests or after hours/ emergency calls.
  • Perform effective emergency maintenance (after-hours calls) as required.
  • Inspect vacated units and complete the make ready checklist.
  • Perform routine make-ready duties.
  • Inform site manager of needed service or repairs to units.
  • Inspect the property's exterior and perform common area upkeep daily.
  • Complete or oversee the preventative maintenance schedule of the property and keep accurate records.
  • Maintain shop appearance, equipment and parts inventory using Microsoft Office.
  • Coordinate well with outside vendors when required.
  • Oversee Capital Projects and provide detailed reports to management team
  • Promote good public relations with residents, coworkers, external partners and outside agencies with a great “people” attitude and resident trust.
  • Demonstrate initiative, personal awareness, professionalism, integrity, and willingness to work with others.
  • Train and help develop lower-level technicians.
  • Exercise confidentiality in all areas of performance.
  • Understand, apply, and comply with all company standards.
  • Responsible for performing or coordinating with outside vendors, ensuring that work is performed safely and to performance specifications, ensuring all product warranties are maintained.
  • Accurately report and update property management software (Yardi) for work orders and update management and superiors of the daily repair and renovation of apartments.
  • Other duties and projects as assigned.
How You Meet Qualifications:
  • High school diploma or equivalent (GED) required.
  • 3-5 years' experience in Unit Turnover or Residential or Hotel Maintenance.
  • A valid California driver's license, proof of current insurance meeting or exceeding state requirements and vehicle registration, clean (less than 4 points) DMV record and reliable transportation.
COMPETENCIES:
  • Strong communication skills in English both verbally and in writing.
  • Experience and advanced knowledge of plumbing, electrical, and carpentry.
  • Experience in repairing sheetrock, door frames, door locks, and cabinetry.
  • Experience in replacing unit plumbing.
  • Experience with a variety of hand/ power tools.
  • Experience in troubleshooting a wide variety of apartment related problems including appliances and minor electrical/ mechanical issues.
  • Experience with working both independently and at times under the direction of facility collaborators.
  • Experience with quality control, health, and safety regulations as they pertain to performing repairs.
  • Ability to analyze and prioritize complex situations, policies and procedures, laws, regulations, and exercise good judgment while completing required duties.
  • Ability to work independently and as a part of a team.
  • Proficient computer skills in using the internet, email, Microsoft Word, Excel, and Yardi or other Property Management software.
PHYSICAL REQUIREMENTS:
  • Ability to exert physical effort involving moving around the property, climbing stairs, moving from one area to another or standing for long periods of time.
  • Visual acuity is necessary to inspect the property and units.
  • Able to lift, carry or push items weighing up to 50 pounds on a regular basis.
  • Ability to operate and maintain a variety of custodial and/or maintenance power equipment.
WORK CONDITIONS / ENVIRONMENT:
  • Position Classification: This position is classified as on site. This means you are expected to perform your work at an Abode-approved office or worksite.
  • Remote Work Option: Voluntary telecommuting may be permitted at management's discretion. Such arrangements may be approved on a case-by-case basis and can be revoked at any time. If telework is approved, you will not receive a remote work stipend.
  • Must be able to work in a shared office environment with moderate to high noise level with frequent contact and interruption.
  • Multi-level buildings with stairs and/or ramps.
  • May be exposed to blood, urine, feces, bodily fluids, or other haphazard waste materials.
  • May be exposed to loud noises during emergencies.
  • Work in program service environments, which may include entering housing units or participants' residences, program offices, non-agency offices and meeting areas.
