Job Title: Building & Grounds Worker I

Definition
Under close supervision and in a learning capacity, the Building & Grounds Worker I performs general cleaning, maintenance, and landscaping tasks to support the Authority's grounds, resident units, and office buildings. Work involves manual labor, the use of tools and equipment, and assignments both indoors and outdoors under varying weather conditions.
Essential Functions
Duties may include, but are not limited to:

  • Clean and maintain Authority grounds, yards, resident units, office buildings, and community areas.
  • Prune and trim trees, shrubs, and hedges; mow lawns, cut grass, and re-seed lawns.
  • Plant and maintain trees and shrubs.
  • Operate power mowers, hedge clippers, saws, and hand tools.
  • Make minor adjustments and repairs to regularly used equipment.
  • Perform yard work, fence repairs, and window boarding/un-boarding.
  • Repair sprinklers, remove debris, and clear garbage chutes.
  • Remove large discarded items from garbage areas.
  • Use non-restricted cleaning chemicals in vacant units and utility/community areas.
  • Clean sinks, showers, toilets, stoves, walls, floors, windows, and hallways.
  • Maintain cleanliness of office areas, passageways, and community spaces.
  • Perform general janitorial duties, including vacuuming, dusting, and trash removal.
  • Drive Authority trucks to pick up or deliver furniture and debris; load and unload materials.
  • Maintain simple job records and reports.
  • Perform assigned tasks both indoors and outdoors, often in inclement weather.
Marginal Functions
  • Perform other related duties as required.
Minimum Qualifications
  • One (1) year of demonstrated successful work experience.
  • Possession of a valid California driver's license and maintenance of an insurable driving record.
  • Bilingual skills in ASL, Mandarin, Cantonese, Vietnamese, and/or Spanish are desirable.
  • Equivalent combinations of education, training, and experience may be considered.
Knowledge and Abilities
Knowledge of:
  • The special needs and challenges of low-income and minority populations.
Ability to:
  • Perform physically demanding work requiring strength and agility, including:
    • Standing/walking up to 6 hours.
    • Pushing/pulling up to 4 hours.
    • Lifting/carrying up to 100 pounds.
    • Meeting physical demands as defined by the State of California Division of Industrial Accidents form RB-91 for this classification.
  • Learn quickly and follow oral instructions.
  • Operate and maintain mechanical equipment safely.
  • Make minor adjustments and repairs to commonly used tools and equipment.
  • Maintain simple job records accurately.
