The Role

The Project Executive provides overall leadership and direction on the construction project. Typically, the Project Executive negotiates the Owner contract, serves as the main contact for the Project Manager on budget, billing and client satisfaction, and ensures the fiscal success of the project.
Higher education project experience preferred
Responsibilities
- Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction
- Participate in the work acquisition process, developing project budgets and schedules to achieve profitability objectives
- Set milestones and assign staff qualified to handle the scope and complexity of the project
- Work with clients, owners, architects and subcontractors to develop relationships that exceed Suffolk's standards
- Provide oversight of resources from start-up through closeout and ensure the Owner's budget, schedule, quality and Suffolk profitability objectives are met
- Act as the common thread owning the project from Pre-Construction through Closeout and beyond, including:
- High-level oversight from beginning to end (budget, costs, events, performance, progress)
- Ensure day-to-day operations transition effectively to Project Managers and Superintendents
- Mentor, train and coach staff to meet Suffolk standards
- Represent Suffolk to Owners, Architects, Consultants, Authorities, Vendors and Subcontractors
- Project Acquisition:
- Engage to understand owner needs, represent Suffolk capabilities and help close opportunities
- Review projects for challenges affecting budget/profitability
- Leverage industry relationships to generate leads and follow through to acquisition
- Participate in RFP responses and interview preparation as requested
- Participate in Contract negotiations as requested
- Project Start Up/Turnover/Pre-Construction:
- Assign appropriate project staff
- Approve pre-mobilization activities
- Ensure turnover between Preconstruction and Operations
- Lead pre-construction efforts with estimates to develop budgets, schedules and logistics
- Project Operations:
- Ensure projects meet budget, schedule, quality and profitability objectives
- Maintain understanding of the Suffolk/Owner Contract and ensure compliance
- Visit sites regularly to monitor performance and lead corrective actions to bring projects in on schedule and under budget if feasible
- People:
- Monitor and evaluate Project Manager and Superintendent staff assignments
- Develop the project team
- Assist in sourcing and screening candidates; mentor and train to align talent with project scope
- Financial Performance:
- Cash Management
- Accounts Receivable
- Accurate Financial Forecasting
- PM/Ledger economics with understanding of contingencies and savings potential
- Schedule Performance:
- Assist in baseline schedule development
- Monitor schedule performance
- Initiate Lean Planning processes and ensure SOP compliance
- Safety:
- Champion jobsite safety and implement Suffolk Safety Program
- Ensure budget includes necessary safety funding
- Meeting Management:
- Attend and chair weekly project meetings as needed
- Client Relationships:
- Maintain ongoing client contact to gauge performance and communicate with the project team
- Represent Suffolk on the project team
Qualifications
- Bachelor's degree with 10-15 years of construction management experience for a large-scale general contractor or CM at Risk
- Self-perform experience a plus
- In-depth knowledge of intricate commercial construction practices
- Experience leading multiple project teams and developing direct reports
- Experience with varying project sizes, complexities and sectors
- Ability to manage and embrace change; adapt to new processes

Our good faith estimate of the compensation range for this opportunity is a base salary of $210,000 - $280,000 if based in the San Francisco market. Individual pay decisions will vary based on experience and qualifications. Suffolk also offers a comprehensive benefits package.
Working Conditions
Regular sitting, talking, keyboard use, and light physical activity; office environment with possible jobsite walking. Visual requirements include near and far vision and depth perception.
