Position Summary
The Project Manager oversees the construction and delivery of construction projects and is the primary point of contact with the client. This includes contract preparation, on‑site coordination, quality control, and all aspects of contract management. Project Managers communicate directly with subcontractors concerning project cost, staffing, and scheduling, and prepare project status reports to ensure plans adhere to contract specifications.
Essential Functions
- Develop and administer project budgets and contracts; execute project cost estimating and value engineering as appropriate.
- Monitor and coordinate subcontractor work to ensure compliance with project contract requirements, including costs, schedules, and workmanship; ensure client satisfaction.
- Manage difficult construction issues, consulting with subject matter experts to identify solutions that minimize risks while maintaining project integrity and safety.
- Review design, architectural drawings, and building specifications; advise clients on how to achieve the required results.
- Ensure project operations comply with design specifications.
- Approve change orders and subcontractor invoices, requisitions, and other project billings for payment with the Project Accountant.
- Hold project team meetings, delegate responsibilities, and hold team accountable through support, collaboration, and mentoring.
- Manage construction progress, schedule, and overall compliance with contract and construction requirements in collaboration with the Project Superintendent.
- Review submittals for compliance with drawings and specifications, and track and process them to owner consultants for review and approval.
- Maintain all drawing logs, submittals, samples, and correspondence of projects.
- Make recommendations for change‑order work.
- Collaborate with the Superintendent to schedule proper work sequencing to manage project delivery per the contract agreements.
- Act as a professional representative of the company in a conscientious manner.
- Execute and deliver to the client all close‑out documents, warranties, operating manuals, and maintenance manuals upon project completion.
- Prepare and present project operational reports as required by company ownership or VP of Construction Operations.
- Work with the Superintendent to ensure corporate safety policies and procedures are adhered to.
Supervisory Responsibility
- Provides direct and indirect supervision over Project Engineers, Interns, and other staff assigned to the project.
- Assists the Project Manager in developing Project Engineers for future leadership.
- Demonstrates a strong work ethic and ownership of the project.

Position Type / Expected Hours of Work
- Requires long hours and willingness to work weekends and evenings as driven by the project schedule.
- Must be able to work outdoors in all weather conditions and under risky conditions.
- Physical requirements: must be able to access and navigate all areas of the construction site.
- Must be able to lift up to 40 pounds at times.
Travel
- Primarily local during the business day.
Required Education, Skills and Experience
- Bachelor's degree in Construction Management or Civil Engineering, or a related field.
- 5‑7 years of industry General Contract construction project operational management experience with leadership for projects of various scopes.
- Demonstrated reputation for being client‑focused.
Knowledge Of
- Methods, materials, equipment, and techniques of design and construction.
- Business and management standards, including planning, resource allocation, production methods, and coordination of people and resources.
- Layout, surveying, scheduling, drawings, and construction sequence.
- Contract documents and specifications.
- Budgeting, cost estimating, and procedures.
- Federal, state, and local building codes, ordinances, and regulations.
- Building components and how they function.
- Project administrative procedures.
Skill/Ability To
- Read schematics, blueprints, drawings, and technical manuals.
- Interpret oral and written instructions.
- Plan and prepare schedules.
- Organize resources and establish priorities.
- Negotiate and manage contractual agreements.
- Offer technical guidance and/or supervision to architects, structural engineers, and independent building contractors.
- Take charge of contract compliance to execute to the client's satisfaction.
- Analyze and manage workflow.
- Use applicable computer programs such as Word, Excel, MS Project, Bluebeam, Building Connected, and estimating software.
- Create succinct oral and written presentations regarding construction estimates, schedules, and services.
- Confront issues, make decisions, and resolve conflicts.
- Establish partnerships and foster relationships with co‑workers, subcontractors, and owners to support their success.
- Analyze problems, evaluate alternatives, and develop and implement sound courses of action.
