Maintenance Director

Description:

As the Maintenance Director, you will ensure that maintenance schedules are adhered to according to the designated shift or area. You will be responsible for developing and maintaining written maintenance policies and procedures while planning, organizing, implementing, evaluating, and directing the activities of the Maintenance Department.

Key Responsibilities:

  • Oversee and coordinate maintenance services in collaboration with related departments (e.g., Dietary, Nursing, Activities).
  • Assume administrative authority and accountability for directing the Maintenance Department.
  • Work with the Infection Control Coordinator to identify and evaluate maintenance functions involving potential exposure to blood and body fluids.
  • Inspect and maintain storage rooms, work areas, and janitorial closets for cleanliness and supply control.
  • Participate in facility inspections by authorized government agencies and develop corrective action plans for maintenance deficiencies noted during surveys.
  • Ensure outside vendor services are completed as per contracts and work orders.
  • Conduct regular meetings with maintenance personnel and solicit feedback from interdepartment supervisors to enhance operations.
  • Monitor the performance and competence of maintenance staff, making necessary adjustments as required.
  • Conduct daily rounds to ensure maintenance tasks are executed properly and address any needs of the facility.
  • Supervise safety, fire protection, and prevention programs through weekly inspections of work areas and equipment.
  • Ensure that all personnel adhere to established safety protocols when using equipment and handling hazardous materials.
  • Maintain supplies and equipment to ensure a safe and comfortable working environment.
  • Report any equipment or facility damages to the Administrator.
  • Obtain and maintain Material Safety Data Sheets (MSDSs) for hazardous chemicals and ensure proper labeling and storage.
  • Train maintenance staff on recognizing hazards and following appropriate safety measures.
  • Develop and implement infection control and universal precautions policies to maintain a sanitary environment.
  • Ensure all staff involved in potentially hazardous tasks participate in necessary training before performing their roles.
  • Evaluate and plan maintenance policies that identify safety precautions and equipment usage for tasks that may result in injury.
  • Regularly check equipment and ensure it is operational and available when needed.
  • Monitor maintenance procedures to optimize supply usage and minimize waste.
  • Assist in preparing the Maintenance Department's budget for equipment, supplies, and labor, and submit it for administrative review.
  • Keep accurate records of departmental expenditures and financial reports for the Administrator.
  • Conduct weekly inspections of maintenance functions to uphold quality control measures.
  • Maintain confidentiality regarding all resident care information, including protected health details.
  • Be prepared to address emergencies as they arise, including rescheduling maintenance tasks.
  • Ensure proper disposal of medical waste follows established facility procedures.

Supervisory Requirements:

  • This position includes supervisory responsibilities.

Qualifications:

  • Education: Minimum high school diploma or equivalent; Associate or Bachelor's degree preferred.
  • Experience: At least three years in a supervisory role within a maintenance or facility management environment.
  • Knowledge: Familiarity with mechanical, electrical, and plumbing systems, as well as building codes and safety regulations.
  • Skills: Ability to read and interpret blueprints, make independent decisions, and engage tactfully with staff, residents, and the public.

Language Skills:

  • Ability to communicate effectively, follow instructions, and accept constructive criticism.
  • Maintain the appearance and care of maintenance areas and supplies.
  • Open to learning and implementing new methods and principles in maintenance practices.

Mathematical Skills:

  • Ability to apply concepts like fractions, percentages, ratios, and proportions in practical situations.

Reasoning Ability:

  • Capable of solving practical problems with various concrete variables where limited standardization exists.
  • Ability to interpret a variety of instructions provided in different formats.

Licenses and Certifications:

  • Must hold necessary licenses according to applicable standards, codes, and labor laws.

Physical Demands:

  • Regularly required to sit, stand, walk, and communicate. Must occasionally lift and/or move up to 25 pounds.
  • Prolonged use of computers and office equipment will be necessary.
  • May need to assist in evacuating residents during emergency situations.
  • The work environment typically features low to moderate noise levels, with reasonable accommodations available for individuals with disabilities.
