Technical Project Manager, Real Estate

Overview

Waymo is an autonomous driving technology company focused on building the Waymo Driver to improve mobility and safety. Waymo's Senior Technical Project Manager will be responsible for collection, development, and integration of development standards, managing the standards end-to-end governance model in a fast-paced environment with ambiguity. Strong emphasis on process excellence, collaboration, and cross-organizational communications.

You will

  • Be responsible for site due diligence, negotiations of transaction work letter documents, permitting, design oversight and build-out of locations across workplace, lab, industrial and manufacturing typologies
  • Synthesize and present executive-level business cases for capital investment strategies across a diverse portfolio of projects
  • Build trusted relationships across the business and act as liaison to ensure alignment between investments and portfolio strategies. Communicate expectations, requirements and status of deals to key stakeholders, fostering speed, flexibility and frugality for solutioning
  • Collaborate with GPS peers as well as Waymo legal, finance and procurement teams to deliver successful projects with security, network and other partners
  • Innovate and execute processes and tools to ensure the complete cycle from site search due diligence through deal execution to first day of business, managing changing internal initiatives and projects
  • Create, innovate and implement metrics to plan, manage and measure performance pertaining to the project delivery process

You have

  • 10+ years of real estate project management across industrial operations, automobile service and charging, R&D labs and commercial office (≥300,000 square feet)
  • Experience leading large-scale real estate construction projects, coordinating teams of project managers, architects, contractors, consultants and attorneys through deal flows at values of $20M+ each
  • Exceptional project delivery skills, including identifying jurisdictional limitations and roadblocks and communicating recommendations to stakeholders
  • Advanced financial reporting and analysis acumen and budget management
  • Experience developing and implementing process improvements to streamline the full project delivery cycle

We prefer

  • Proven objective analysis in fast, flexible, frugal environments
  • Business relationship management expertise
  • Degree in construction management, architecture, real estate, business administration or finance
  • Automotive and/or rideshare sector interest
  • Willingness to work in a startup tech environment
  • R&D lab delivery experience for hard labs and related site infrastructure

Travel

Travel requirement: 25% (visits to potential new sites for due diligence and existing sites for project scoping and review).

Salary and Benefits

The expected base salary range for this full-time position across US locations is listed below. Actual starting pay will be based on job-related factors including location, experience, training, and skill level. Salary range: $190,000 — $241,000 USD. Waymo employees are eligible to participate in Waymo's discretionary annual bonus program, equity incentive plan, and comprehensive benefits program, subject to eligibility requirements.
