Maintenance Director

Description:

Join Atria Management Company as a Maintenance Director and lead the maintenance, preventative and housekeeping operations for a multi?family community. You will manage a team, coordinate vendors, and ensure compliance with all operational, safety and regulatory standards.


Responsibilities



  • Oversee all maintenance, housekeeping, laundry and janitorial personnel, including scheduling, performance reviews, hiring and discipline.

  • Execute programs that maximize revenue, control costs, and improve resident satisfaction.

  • Manage the communitys physical condition, ensuring all HVAC, electrical, plumbing, carpentry, painting, major appliances and amenities function reliably.

  • Respond to all service requests using Facility One, prioritize tasks, and ensure timely resolution.

  • Lead apartment home turnover and preventative maintenance schedules, assessing damage charges for departing residents.

  • Assist in developing the annual maintenance operating budget and maintain expenditures within approved limits.

  • Purchase parts, chemicals, and paint in accordance with national account standards.

  • Conduct regular inspections of grounds, buildings and unit interiors to confirm all physical assets meet company and regulatory standards.

  • Enforce Atria policies and procedures, ensuring full compliance.

  • Negotiate and manage contracts with external vendors, monitoring contract terms and communicating with the Executive Director.

  • Ensure compliance with all federal, state, and local laws, especially Fair Housing regulations.

  • Provide a company vehicle for community duties when required.

  • Perform additional duties as needed.


Qualifications



  • High school diploma or GED required.

  • Three to five years of multi?family property management or building maintenance experience, performing duties of a Maintenance Technician or Director.

  • Proficiency in basic arithmetic and calculation for budgeting and estimates.

  • Strong performance management skills, including setting expectations, documenting conversations, coaching, and documenting performance.

  • Independent judgment and discretion in decision?making to achieve company goals.

  • Basic computer skills with Microsoft Office and standard office equipment.

  • Experience with general maintenance tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal, ladders, landscaping, sandblasting, and safety equipment.

  • Ability to lift up to 60 pounds and work in confined spaces or at heights above 89 feet.

  • Knowledge of cleaning surfaces, carpet and upholstery cleaning, Lock Out/Tag Out procedures, and SDS sheets.

  • Valid drivers license; may require use of company or personal vehicle.

  • Compliance with Atrias motor vehicle policy.
