Overview

UDR, Inc. is hiring a Service Manager to join our team at Residences at Lake Merritt in Oakland, CA.

General Summary of Duties

Oversee inspections, maintenance, and repair; lead daily tasks and projects; ensure the physical aspects of the community meet company standards and applicable laws. This is done for safety, appearance, and operational efficiency within budgeted financial goals. Facilitate diagnosis of problems and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliances. Schedule quick turnaround of vacated apartments for occupancy.

Supervision

  • Supervision received: Reports directly to the Sr. Service Manager or District Service Manager.
  • Supervision exercised: May supervise Service Apprentice, Service Technician, and/or Painter.

Responsibilities

  • Manage and complete all resident service and maintenance requests; complete work orders as assigned and as necessary.
  • Meet the service budget and manage the financial resources necessary for maintenance and repair projects within approved budgets.
  • Provide leadership with the service team including interviewing, orientation, training, and feedback to the District Service Manager on performance.
  • Lead, direct, and supervise the service team in day-to-day functions.
  • Review and approve Kronos timekeeping records for direct reports at the community.
  • Manage and schedule the service support to maintain appearance, preventative maintenance, safety and OSHA/legal requirements to ensure resident safety and mitigate liability.
  • Manage execution of emergency repairs with the service team or third-party service vendor.
  • Conduct periodic inspections to assess policy effectiveness and develop corrective action plans as needed.
  • Develop standards for cleanliness and overall appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect high quality.
  • Manage amenity deficiencies and vacant apartment turnover; punch walks and quality assurance of vendor turns.
  • Utility management for vacant apartments to ensure energy efficiency.
  • Perform final walk-throughs for move-ins ensuring quality meets company standards; perform pre- and post-move-out inspections with documentation and photos.
  • Provide determination for interior vacant conditions and replacements (e.g., carpet).
  • Manage ROI installations including administrative prep and vendor coordination.
  • Conduct weekly lighting inspections and address issues per operational policy.
  • Purchase supplies and equipment to maintain appropriate levels of inventory within budget; monitor batteries for smart locks.
  • Serve as point person for questions on programming of controlled access areas within the community; manage equipment warranties and follow-ups.
  • Provide superior customer service to internal and external customers.
  • On-call rotation as required; hire and train new staff and develop staff to maximize potential as needed; monitor performance and address issues per policy.
  • Ensure compliance with company policies; Living the UDR Values in daily actions.
  • Perform other duties as assigned or as necessary.

Qualifications / Requirements

  • High School Diploma or equivalent preferred; technical or vocational certificate/degree preferred.
  • Minimum four years' experience in building and mechanical maintenance including HVAC, plumbing, electrical, appliance repair, painting/drywall, and/or pool maintenance.
  • Must be EPA Type II certified; Type III or Universal may be required at some locations.
  • Experience supervising associates is preferred.
  • Certification in Chlorine, Fluorine, and Carbon (CFC) required for diagnosing, repairing, and maintaining equipment at some properties; pool operation (CPO) certification may be required at some locations.
  • Must have and maintain a valid driver's license.
  • Proficiency with computers, internet, spreadsheets, databases, and word processing; ability to enter service ticket information.

Compensation

Hourly range: $28/hr – $34/hr, depending on experience.
