Our client is a vertically integrated real estate investment, development, and management firm focused exclusively on multifamily projects in high-growth markets across the US. The company acquires, develops, and manages value-add and opportunistic multifamily projects, including market-rate and affordable housing (with some rent-controlled units), in select urban and suburban markets with significant employment, income, and rent growth, and an undersupply of housing options. Historically, the firm has maintained a roughly 50-50 split between ground-up development and value-add acquisitions but is shifting toward pursuing both strategies simultaneously to drive growth, leveraging its vertically integrated structure with in-house property and asset management teams. Since inception, the company has acquired or developed over 120 projects, with approximately 7,500 units under management and total assets under management of about $4 billion, supported by a discretionary fund and institutional capital partners such as pension funds and family offices.
Position
The Director - Acquisitions will be responsible for executing the company's multifamily acquisition strategies, prioritizing value-add opportunities for growth while incorporating complementary ground-up development, throughout the Bay Area/Northern California and the Pacific Northwest, with potential coverage of Denver as an outpost.. The Director will own the process of identifying and evaluating investment opportunities, leveraging expertise in market analysis, underwriting, negotiations, deal structuring, and managing internal and external stakeholders, including joint venture (JV) partners. The role aims to source and close 4-6 deals per year in the assigned markets, contributing to the firm's goal of 20 deals annually across all acquisition leads, with a focus on creative and programmatic value-add opportunities to fuel exponential growth. Deal sizes typically range from $15 million to $100 million in equity, with total project costs between $40-50 million and up to $250 million.
The ideal candidate will have a “hunter mentality,” acting as a player-coach who is hands-on with underwriting and deal execution. The Director must be self-motivated, detail-oriented, and possess a strong track record of sourcing multifamily investments, with a deep network of relationships among owners, lenders, brokers, and other market participants in the Bay Area and Pacific Northwest.
