Our client is a vertically integrated real estate investment, development, and management firm focused exclusively on multifamily projects in high-growth markets across the US. The company acquires, develops, and manages value-add and opportunistic multifamily projects, including market-rate and affordable housing (with some rent-controlled units), in select urban and suburban markets with significant employment, income, and rent growth, and an undersupply of housing options. Historically, the firm has maintained a roughly 50-50 split between ground-up development and value-add acquisitions but is shifting toward pursuing both strategies simultaneously to drive growth, leveraging its vertically integrated structure with in-house property and asset management teams. Since inception, the company has acquired or developed over 120 projects, with approximately 7,500 units under management and total assets under management of about $4 billion, supported by a discretionary fund and institutional capital partners such as pension funds and family offices.

Position

The Director - Acquisitions will be responsible for executing the company's multifamily acquisition strategies, prioritizing value-add opportunities for growth while incorporating complementary ground-up development, throughout the Bay Area/Northern California and the Pacific Northwest, with potential coverage of Denver as an outpost.. The Director will own the process of identifying and evaluating investment opportunities, leveraging expertise in market analysis, underwriting, negotiations, deal structuring, and managing internal and external stakeholders, including joint venture (JV) partners. The role aims to source and close 4-6 deals per year in the assigned markets, contributing to the firm's goal of 20 deals annually across all acquisition leads, with a focus on creative and programmatic value-add opportunities to fuel exponential growth. Deal sizes typically range from $15 million to $100 million in equity, with total project costs between $40-50 million and up to $250 million.


The ideal candidate will have a “hunter mentality,” acting as a player-coach who is hands-on with underwriting and deal execution. The Director must be self-motivated, detail-oriented, and possess a strong track record of sourcing multifamily investments, with a deep network of relationships among owners, lenders, brokers, and other market participants in the Bay Area and Pacific Northwest.


Responsibilities

  • Source and evaluate acquisition opportunities aligned with the firm's investment criteria, prioritizing value-add while incorporating complementary development opportunities.
  • Drive 4-6 deals per year in the Bay Area and Pacific Northwest, focusing on creative/programmatic value-add acquisitions to support firm-wide goal of 20 deals annually.
  • Build and maintain a robust network of brokers, owners, lenders, and other market participants, clearly communicating the firm's criteria and capabilities. Having an existing network to build on is required.
  • Develop and execute strategies to maximize investment returns, leveraging deep knowledge of urban real estate markets and demographic/cultural drivers.
  • Conduct investment and financial analysis to support acquisition value plans or development feasibility.
  • Lead due diligence, including detailed analyses of property title, entitlements, operations, financials, market conditions, competitive positioning, and other standard due diligence tasks.
  • Manage the acquisition process, including underwriting, drafting, and negotiating Letters of Intent, purchase agreements, and ensuring thorough due diligence.
  • Act as the primary point of contact for brokers and property management professionals during negotiations, closing, and property transition.
  • Coordinate with JV partners, presenting opportunities and navigating GP structures and syndication processes.
  • Prepare and present detailed investment memoranda and recommendations to senior management and the Investment Committee, articulating a compelling investment thesis across various collateral types.
  • Manage transaction processes and coordinate closings, ensuring timely execution.
  • Identify and mitigate business risks in the acquisition pipeline, keeping senior management informed of progress and challenges.
  • Represent the firm in interactions with external parties, including consultants, government authorities, and public stakeholders.


Qualifications

  • 8-12 years of relevant experience in multifamily acquisitions, with a demonstrated track record prioritizing value-add (substantial recent deals closed) over development.
  • Proven success in sourcing and closing multifamily acquisitions in the Bay Area and Pacific Northwest; Denver knowledge is a plus but not required.
  • Must be based in the Bay Area or willing to relocate.
  • Experience working with institutional JV partners and navigating external capital complexities (e.g., not relying solely on internal discretionary funds).
  • Strong ability to identify business opportunities, develop financial feasibility analyses, and prepare narrative reports/proposals to advocate for deals.
  • Process-oriented with discipline to drive acquisitions without compromising underwriting or due diligence standards.
  • Confident and articulate with excellent presentation and communication skills to engage internal and external stakeholders.
  • Established network of professional contacts in the Bay Area and Pacific Northwest, with a focus on brokers and market participants.
  • Bachelor's Degree required; advanced degree preferred.
