Overview

Risk Manager - Insurance and Claims Management (Construction & Development)

Location: HYBRID – ideally 3 days per week in one of: Chicago, IL; Dallas, TX; New York City, NY; or San Francisco, CA.

EPIC Insurance Brokers & Consultants is a growing firm with a nationwide presence. Our Risk Management Group insures core and value-add US real estate assets with a total insured value of approximately $15b across residential, retail, industrial, office and storage sectors. The Risk Manager will coordinate internally and with external teams to ensure adequate insurance coverage and to champion operational risk practices.

What we're looking for

  • Required: Experience with construction-related insurance coverages (builder's risk, OCIP, CCIP) and the ability to review contracts and communicate with clients such as general contractors and entities involved in construction loans.
  • Strong interest in applying construction and real estate development risk knowledge directly for a client's best interests.
  • Ability to work with a sense of urgency, adapt to changing priorities, and maintain high attention to detail and quality.
  • Strong verbal and written communication skills and comfort in providing consultative services to clients.

What you'll do

Developments

  • Underwrite each construction project for risk based on occupancy, TIV, gross square footage, location, exposure, construction detail, project costs, timeline and other project-specific factors.
  • Collaborate with internal stakeholders, joint venture partners, legal teams and insurance brokers to align risk management strategies with project goals.
  • Procure and place builder's risk, owner's interest liability, OCIP, construction-related pollution insurance, professional indemnity and bonds as necessary.
  • Review project contracts to identify insurance responsibilities and ensure proper coverage, limits, deductibles, and terms & conditions.
  • Ensure lender requirements are met and maintain the Development Project Tracker from start to completion.
  • Provide operational premium indications to internal stakeholders.

Acquisitions and Dispositions

  • Underwrite new properties based on occupancy, TIV, location, exposure, construction attributes and risks.
  • Provide insurance premium indications and quotes using a proprietary quote workbook.
  • Review due diligence materials and flag potential issues; assess coverage restrictions prior to closing.
  • Gather COPE data and documentation to roll assets into blanket insurance programs; communicate with brokers; track transaction activity for quarterly reporting; respond to due diligence requests.

Property Claims

  • Review property incidents/claims received from third-party property managers; obtain additional information as needed.
  • Monitor claims to ensure proper handling and maximize coverage; assist property management in navigating the claims process.
  • Work with third-party claims administrators to address coverage issues; maintain real-time claim files and document activity; manage relationships with emergency response vendors.

Other Responsibilities

  • Review and assist in negotiating contracts including JV agreements, leases, vendor contracts, loans and construction agreements.
  • Provide support to asset managers, lenders, brokers, property managers, buyers/sellers, and counsel with insurance-related requests.
  • COI issuance and related tasks as needed.

What you'll bring

  • Minimum four years of experience with construction insurance placements for commercial real estate and property claims; CRIS, CPCU, ARM or other certifications are a plus.
  • Ability to manage responsibilities with holistic awareness of the Risk Management team.
  • Autonomy, proactive problem-solving, and strong project management; ability to organize and manage resources to complete projects.
  • Advanced analytical skills; ability to work independently; proficiency with spreadsheets and data organization.
  • Strong communication skills and an engaging, professional demeanor.
  • Ability to juggle multiple priorities in a fast-paced environment.

Compensation

The national average starting salary for this role is $100,000 – $130,000 in base pay, exclusive of bonuses or benefits. Final base pay will be determined based on experience, skills, certifications, education, and internal equity.
