Job Overview: The Lifestyle Amenities Supervisor (LASV) is a key leader for the on-site team at LUMINA, one of San Francisco's most luxurious high-rises in the heart of the financial district. The LASV is responsible for the day-to-day operations and overall resident experience throughout the 50,000 square feet of unique amenities. The LASV reports to the General Manager; but also serves the Board of Directors and Board Committees. The LASV will be a visible supervisor who consistently interacts with residents, associates, and vendors ensuring that the building's amenities are in excellent working condition. The LASV will collaborate with the amenities team in assisting with the planning and execution of all private and community events and will be actively engaged in the enforcement of all community rules and guidelines as set forth by the HOA. The LASV will be detail oriented and have the ability to multitask several projects at one time and will have the competency and interpersonal skills to work independently, and without direct supervision. He/She will be responsible for inspecting and enforcing all common areas rules on a daily basis and processing work orders as necessary. This position requires skilled representation (verbal, written, visual) at all times, with peak emphasis on delivering friendly, helpful and professional service to all residents, co-workers and management. The LASV will be a change agent for the property and will initiate and implement creative strategic initiatives and programs to continually enhance resident satisfaction. He/She will serve as the liaison to Board Committees and third-party vendors to identify areas of process improvement and leverage best practices by working with appropriate corporate resources as necessary. The ideal candidate should have a minimum of two years of supervisor experience as well as the ability to demonstrate leadership and a professional image to associates and residents. This position requires a flexible work schedule to include, early mornings and or evenings, weekends and holidays as required. Compensation: $75,000-$80,000 FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future. Job Responsibilities:
  • Assists with Committee Meeting preparation and serves as the liaison monthly.
  • Ensures that residents are respecting the amenities rules and regulations, including the newly COVID-19 adopted ones.
  • Conducts property walks prior to the start and before the end of their shift.
  • Administers resident pre and post inspections for all amenity reservations.
  • Audits and process' client procurement card purchases in a timely, efficient manner.
  • Approves and process Owner / Resident misc. payments.
  • Coordinates with all department heads and prepares weekly resident communication newsletter.
  • Manages and updates the preventative maintenance plan for all amenities and equipment in amenity common areas.
  • Ensures that audits are conducted and recorded by entire team of the fitness center, playroom, bike storage, amenities storage monthly.
  • Responsible in ensuring the team is knowledgeable and well trained on all technology throughout the amenities space (TV's, Sono's, theater projector/screen, fireplaces, BBQ's, roof top projector, music room, as well as ensure boardroom has all needed components needed for available technology).
  • Coordinates system repairs/services (that are outside HOA's scope) with approved vendors.
  • Responsible for ensuring Buildinglink Resident Site, building fliers, community TV slideshow are displaying/delivering a clear and accurate message of CURRENT community events daily.
  • Purchases equipment and supplies within approved limits for amenities department.
  • Provides leadership during evenings, weekends, and events and in the absence of the GM.
  • Oversees, updates and manages all the property's social media accounts (Facebook, Instagram, Yelp, Google review, etc.).
  • Responsible for ensuring adequate personnel coverage during vacation and or sick time requests.
  • In charge of contacting local businesses seeking partnerships that will benefit the property and its residents.
  • Other duties may be assigned.
Skills & Qualifications: Capable of operating under stressful situations, highly organized and detail oriented with a “can do” team player attitude. Has excellent communication and customer service skills and is administratively and creatively strong. Is proficient in MS Office with the willingness and ability to learn company internal software. Must be passionate about providing the residents exemplary customer service at all times.
  • Must be able to attend and actively participate in monthly committee meetings.
  • Proficient in English and general math skills.
  • Must demonstrate good judgment and critical thinking skills. This is an especially critical component when the GM is unavailable or absent.
  • Responds to internal and external emails/calls/messages within FSR's Global Service Standards.
  • Ability to think and work independently as well as part of a team.
  • Ability to determine next level involvement for problem resolution.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions. Must be able to work well under pressure and deadlines
Education & Experience:
  • BS/BA degree or equivalency required. College concentrating in business and/or hospitality preferred.
  • Two (2) years of supervisory experience required preferably in a Hotel/Special Event/Hospitality environment.
Physical Requirements & Working Environment:
  • Must be mobile enough to move about the facilities, including up and down stairs and recreational areas and navigate uneven surfaces.
  • Must be able to lift up to 25 pounds.
  • Must be able to sit and stand for extended periods of time.
  • Must have finger dexterity for typing/using a keyboard.
WORK ENVIRONMENT Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.   • Supervises and provides leadership to the Lifestyle Amenities Specialists.
  • Prepares and approves amenities work schedule.
  • Ensures all staff are educated in work place safety and are working in a safe manner, adhering to OSHA's standards and all of FSR's safety policies and procedures.
  • Responsible for the recruiting, interviewing and hiring of new associates within the department.
  • Participates in Associate/Supervisor/Manager coaching/counseling where needed.
  • Generates and completes annual associate assessments in collaboration with the GM.
