About the role

The Real Estate function is vital to Rippling's growth. As the leader, you will drive the next phase of our global expansion, managing all aspects of the real estate domain. This role offers a unique opportunity to shape our portfolio while collaborating with a dynamic team of technology executives. Your work will ensure Ripplers have a productive and engaging workplace environment.

What you will do

  • Partner with executive leadership to develop a real estate strategy supporting our 25-30% annual growth, both in existing locations and new markets including San Francisco, Bangalore, New York, Austin, London, Dublin, Sydney, and upcoming offices in Seattle and potentially more in 2026.
  • Provide location strategy insights, site utilization, capacity analysis, and related programs.
  • Make transactional recommendations and manage acquisitions/dispositions backed by strong financial analysis, working with brokers, contractors, Finance, and Procurement teams.
  • Oversee all aspects of real estate portfolio management, including capital improvements, office moves, occupancy, and creating a positive workplace experience.
  • Establish standard office policies, FF&E guidelines, and procedures for consistency across locations.
  • Maintain a centralized lease data repository, ensuring compliance and accurate data tracking.
  • Collaborate with InfoSec and workspace teams to oversee physical security measures.

What you will need

  • Minimum 12 years of experience in commercial real estate, with strong business acumen; workspace experience is preferred.
  • Expertise in transaction management, financial analysis, occupancy management, project management, fit-outs, and portfolio strategy.
  • Ability to simplify complex options into actionable recommendations and independently manage a global real estate portfolio.
  • Proficiency in presenting complex financial scenarios to executive leadership and managing relationships across the organization.
  • Ability to represent the company's interests with third-party contractors and providers.
  • Comfort in navigating ambiguous and challenging situations, driving pragmatic solutions.
  • Capability to balance frugality with talent attraction and retention strategies.
  • Willingness to operate at all levels, setting strategy and executing as we scale this function from inception to growth.
