Position Summary

The Property Manager is responsible for all aspects of managing a commercial building – from operations and financial activities to managing relationships with tenants, property owners, and vendors. The Property Manager will oversee tenant improvements and service contracts, supervise property inspections, and collaborate with ownership on developments.

It is also essential for the Property Manager to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors, while focusing on productivity and results.

Essential Job Functions

  1. Represent TW professionally while adhering to the management agreement.
  2. Manage lease administration.
  3. Ensure compliance with Property Management Policies, procedures, codes, regulations, and government directives.
  4. Provide leadership to property staff, including hiring and performance management.
  5. Develop and implement an annual inspection process; conduct inspections as required.
  6. Create operating and capital budgets, monitor variances, oversee CAM reconciliations, and ensure smooth recovery processes.
  7. Bid, negotiate, and manage vendor contracts in accordance with TW and client requirements.
  8. Maintain interface with third-party owners and accounting teams for compliance and reporting.
  9. Oversee tenant and building construction projects for timely completion.
  10. Participate in leasing and client meetings to ensure effective communication and achievement of client goals.
  11. Build and maintain positive relationships with tenants, clients, and internal teams.
  12. Communicate clearly the authority of the property manager based on legal agreements and TW policies.
  13. Coordinate training and development for team members.
  14. Perform additional duties as assigned by leadership and clients.

Position Requirements

  • Bachelor's degree in Business Management, Finance, Accounting, or related field.
  • State Real Estate license required.
  • CPM and/or RPA designations or ongoing pursuit.
  • Minimum of 5 years of commercial property management experience.
  • Proficiency in Microsoft Word and Excel; familiarity with Outlook, Angus, MRI, Yardi, or CTI preferred.
  • Strong understanding of financial reports, including budget variance analysis.
  • Ability to maintain confidentiality.
  • Desire to succeed in an entrepreneurial environment.
  • Excellent oral and written communication skills.
  • Ability to manage multiple projects and priorities.
  • Strong customer service skills and leadership qualities.

Salary Range: $100,000 - $125,000 per year
