Base pay range

$120,000.00/yr - $135,000.00/yr

Job Summary

The Senior Property Manager is responsible for the day-to-day management of all aspects of operation for the assigned portfolio and supervision of portfolio staff, aligning with property owners' goals and Kidder Mathews' mission.

Key Responsibilities

  1. Manage and lead a team including Property Managers, Administrative Assistants, Operations Managers, Portfolio Administrators, and Assistants, including recruitment, onboarding, supervision, training, evaluation, and disciplinary actions.
  2. Provide mentoring, coaching, and leadership to achieve company and client results.
  3. Maintain a positive working environment aligned with Kidder Mathews values and culture.
  4. Respond to and resolve tenant concerns, conduct property inspections, and coordinate repairs and maintenance.
  5. Manage vendor relationships, review contracts, and ensure services are performed on schedule and within budget.
  6. Partner with accounting to ensure accurate financial reporting, approve invoices, and oversee budgets.
  7. Negotiate lease renewals, prepare financial analyses, and oversee leasing activities.
  8. Foster strong relationships with tenants and owners, conduct move-in/move-out walkthroughs, and prepare welcome packages and emergency procedures.
  9. Oversee tenant improvement projects, attend construction meetings, and ensure project standards are met.
  10. Promote professional relationships within the company and administer property management agreements.
  11. Identify new business opportunities and contribute to the growth of the portfolio.
  12. Perform other duties as required.

Qualifications

  • Bachelor's Degree or combined education and experience; Real Estate License required.
  • 7+ years of commercial property management experience.
  • 2+ years of supervisory experience.
  • Strong knowledge of property management processes, excellent communication, organizational, and financial analysis skills.
  • Ability to work outside normal hours, travel locally, and have a valid driver's license and vehicle.

Work Environment & Physical Demands

Standard office environment with site visits to tenant locations, requiring walking, standing, and occasional lifting up to 10 pounds.

Supervisory Responsibilities

Supervises up to 6 direct and indirect reports, including property managers and support staff.
